# Surrey’s Small-Business Accountant — *Without the Big-Firm Bill*

Nearby, EverStone also serves [White Rock](https://www.everstonecpa.com/accountant-white-rock), [Langley](https://www.everstonecpa.com/accountant-langley) and [Delta](https://www.everstonecpa.com/accountant-delta).

**Quick answer:** Surrey’s trades, construction and warehousing base means subcontractor classification and [T5018](https://www.everstonecpa.com/glossary#t5018) reporting are the two issues that catch incorporated businesses out most often. EverStone builds T5018 tracking into your bookkeeping from day one and reviews your subcontractor relationships for CRA risk — entirely online, at fixed fees quoted up front. For a Surrey or South Surrey company that means corporate accounting handled end to end by a Chartered Professional Accountant: the business CPA work, not just the bookkeeping underneath it.

**Who does the work:** a Chartered Professional Accountant prepares and reviews your file and answers your questions, from the first quote to the filed return. [About EverStone CPA](https://www.everstonecpa.com/about).

We also prepare corporate tax returns for South Surrey and White Rock companies. See [corporate tax filing in Surrey](https://www.everstonecpa.com/corporate-tax-accountant-surrey).

For a one-owner Surrey corporation, our accounting fees for monthly bookkeeping, payroll and the year-end T2 with statements usually run from $500 to $700 a month all-in.

Updated September 2026 .

A business accountant for White Rock works from the same file as for Surrey: the same trades and T5018 questions, the same fixed fee.

Corporate tax filing for Surrey and South Surrey corporations is prepared from the same books, so the T5018 position and the T2 agree with each other.

Why EverStone

## A CPA firm that keeps up with Surrey’s pace

Surrey adds businesses faster than almost anywhere in BC. Most owners reach us between their first big contract and first CRA review, and we put the books, T2 and GST/[PST](https://www2.gov.bc.ca/gov/content/taxes/sales-taxes/pst) into one system.

You deal with a Chartered Professional Accountant directly, not a rotating cast — with a fixed written quote after we review your enquiry and answers all year, not just in April.

Local economy

## Built for how Surrey businesses actually earn money

Surrey is one of the Fraser Valley’s fastest-growing construction markets, and its costliest contractor mistake is misclassifying subcontractors and employees. CRA weighs control, tool ownership, profit and loss, and integration, not just the contract. Errors mean years of reassessed CPP, EI and payroll deductions, plus penalties and interest.

General contractors and developers paying subcontractors for construction services must also file a T5018 (Statement of Contract Payments). We track it in your bookkeeping from day one.

Surrey goes beyond trades: warehousing and distribution in Campbell Heights and Port Kells, a real film and production footprint, and one of the province’s largest South Asian business communities. Every client works with us online, by video, e-signature and secure email, with [fixed fees](https://www.everstonecpa.com/pricing) quoted up front.

How it works

## Three steps to a tidier year-end

All of it online — no time lost off the tools.

1

### Send an enquiry

Tell us what you build and who you pay. We quote a fixed fee up front — email enquiry first.

2

### We get to work

We take over the books, catch up any backlog, and set up T5018 tracking properly.

3

### Stay on track all year

Filings go in on time and you get a heads-up before every deadline and [instalment](https://www.everstonecpa.com/glossary).

## Surrey’s business districts are not one market

“A Surrey business” says little on its own. A Cloverdale contractor, a Newton retailer and a Guildford professional practice run different books and need different things. What they share is change: Surrey has absorbed growth for years, and growth pushes owners across thresholds that trigger new obligations.

Missing a threshold is the commonest expensive mistake. Passing $30,000 in taxable sales makes GST registration mandatory. A first employee starts payroll and T4s. Passing $1,000,000 in BC payroll brings the [Employer Health Tax](https://www.everstonecpa.com/blog/bc-employer-health-tax-guide). None announces itself.

## Construction density and the subcontractor question

Construction is the biggest slice of Surrey’s incorporated businesses, and its main issue is whether the people you pay are subcontractors or employees. Get it wrong and you can be assessed for unwithheld CPP and EI, plus interest and penalties, often for several years.

The year-end version: [Surrey construction — T5018, holdbacks and WorkSafeBC](https://www.everstonecpa.com/blog/surrey-construction-t5018-holdbacks-worksafebc-year-end).
The CRA weighs control, tools, profit and loss, and integration; the working relationship, not the contract, decides. See [subcontractor versus employee status for construction](https://www.everstonecpa.com/blog/subcontractor-vs-employee-cra). Paying subcontractors for construction services almost certainly means [T5018 slips](https://www.everstonecpa.com/blog/t5018-subcontractor-reporting-construction), which the CRA cross-matches. See [Surrey contractor accounting](https://www.everstonecpa.com/contractor-accountant-surrey).

## Trucking, logistics and the corridor economy

Surrey sits on the freight corridor, home to owner-operators, small fleets and warehousing. Equipment is the main asset, so [capital cost allowance](https://www.everstonecpa.com/glossary) classes and purchase timing drive much of the tax. Fuel, maintenance and per diems need consistency, and cross-border work raises [zero-rated](https://www.everstonecpa.com/glossary#zero-rated) GST questions.

## Realtors and the commission cycle

Surrey has many incorporated real estate agents, and commission income catches people out: it is irregular, lumpy and taxed when earned, not when it arrives. That makes instalments, GST on commissions and a deliberate owner-compensation plan more important than in a steady business. See [Surrey realtor accounting](https://www.everstonecpa.com/realtor-accountant-surrey).

## A Surrey tax accountant and Chartered Professional Accountant

The engagement runs online, a feature given Surrey traffic: secure uploads, video meetings around job sites, e-signed returns and fixed written fees. For a small business accountant Surrey owners can work with between job sites, that remote arrangement is the whole point.

## Remote accounting

EverStone is a fully virtual, one-CPA firm working with Surrey clients online. **There is no Surrey office and no local staff.** Meetings are by video or phone, documents move by secure email and e-signature, and no visit is ever required. The person who answers your March question prepared your June return.

## What Surrey businesses actually look like

Surrey has **24,124** business locations with employees. The largest single sector is construction at 4,682 of them — roughly 19 in every 100 — followed by professional and technical services at 2,212. That mix is why so much of the work here involves holdbacks, subcontractor reporting and equipment costs.

These count locations *with employees* only. [The business-count breakdown for every municipality](https://www.everstonecpa.com/fraser-valley-small-business-report) has full figures and sources. ## Two Surrey businesses we work with most

A general answer helps nobody in Surrey, so here are the two main profiles and their year-end needs.

### Incorporated contractors and trades

T5018 reporting, holdbacks across year-ends, [WorkSafeBC](https://www.worksafebc.com/en/insurance/need-coverage) clearance letters, and equipment with its GST: these get booked wrong and decide whether a construction year-end is cheap. See [how contractor engagements run](https://www.everstonecpa.com/contractor-accountant).

### Realtors and commission earners

Commissions arrive unevenly, incorporation depends on stable earnings, and vehicle and home-office claims draw extra CRA attention. See the [realtor accounting page](https://www.everstonecpa.com/accountant-for-realtors) and the [incorporation calculator](https://www.everstonecpa.com/incorporation-calculator).

## Surrey business licences at the edge of two programs

Surrey issues its own business licence and, with more than 24,000 businesses with employees, runs one of the busiest licensing operations in the province. For most Surrey businesses the base licence is the whole story.

Surrey sits at the boundary of the Fraser Valley and Metro Vancouver programs. It is one of the eleven municipalities in [the Fraser Valley inter-municipal licence](https://www.everstonecpa.com/fraser-valley-business-licence), so a Surrey trades contractor can be covered east through Langley, Abbotsford and Chilliwack for an extra $250 on top of the base licence. Work into Vancouver and the rest of Metro falls under separate arrangements, so a contractor working both directions should check both.

## Surrey’s town centres, and how the work differs across them

Surrey is six town centres. **Cloverdale** has much of the trades and equipment work. **Newton** and **Whalley** have dense small-business and retail bases. **Guildford** and **Fleetwood** lean to professional services and franchises, **South Surrey** to practices and consulting. With more than 24,000 employers, files range from single-owner incorporations to groups sharing the [small business deduction](https://www.canada.ca/en/revenue-agency/services/forms-publications/publications/t4012.html).

If you are comparing firms first, [what to ask an accountant in Surrey before you sign](https://www.everstonecpa.com/blog/choosing-an-accountant-surrey-bc) is written for exactly that.

If [Personal tax accountant in Surrey](https://www.everstonecpa.com/personal-tax-accountant-surrey) and [CFO support in Surrey](https://www.everstonecpa.com/cfo-services-surrey) is the more pressing job, start there instead.

Common questions

## Surrey accountant FAQ

**What does a corporate year-end cost for a Surrey contractor?**

A fixed fee quoted after we review your enquiry, since it depends on your books, subcontractors and any lender statements. Monthly bookkeeping starts at $325. Agreed in writing first.

**Do I have to file T5018 slips?**

Generally yes, if most income is construction and you pay subcontractors for construction services. The CRA cross-matches every slip, so gaps surface fast. Construction is read broadly.

**What is included in monthly bookkeeping?**

Bank and card reconciliation, categorized income and expenses, GST/HST returns, payroll remittances where you have staff, and a readable monthly profit-and-loss that flows into year-end.

**How quickly do you respond during a busy build season?**

We reply to every enquiry within one business day, usually the same day. The same CPA handles your file all year, so you are not re-explaining the job to whoever picks up. For anything urgent, email info@everstonecpa.com with “urgent” in the subject.

**Do you handle T5018 subcontractor reporting for my construction business?**

If you’re a general contractor or developer paying subcontractors for construction services, CRA requires a yearly T5018 (Statement of Contract Payments). We track payments as you go. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**I use subcontractors — could CRA reclassify them as employees?**

Reclassification is a real construction risk. CRA weighs control, tool ownership, profit and loss, and integration, not just the contract. Errors can mean years of reassessed CPP, EI and payroll deductions plus penalties. We review your arrangements and flag risk first.

**Do you work with Surrey’s warehousing, distribution and import/export businesses?**

Yes. Campbell Heights and Port Kells have growing warehousing; we support import/export, retail and food-service firms with GST/PST, inventory and corporate tax.

**Which areas of Surrey do you work with, and is everything really online?**

All of Surrey: Cloverdale, Fleetwood, Guildford, Newton and South Surrey. We work fully remotely by video, e-signature and secure email.

**Do you have an office in Surrey?**

No. EverStone is fully virtual, and we would rather say so. Surrey clients use secure upload, video meetings and e-signature, which most owners prefer.

**Do you handle corporate tax filing for South Surrey companies?**

Yes. South Surrey and White Rock corporations file the same T2; we prepare it with year-end statements, the B.C. schedule and shareholder slips. It is due six months after year-end, the balance owing usually two or three months after. Fixed fee. See [corporate tax in Surrey](https://www.everstonecpa.com/corporate-tax-accountant-surrey).

**Do you work with businesses outside Surrey itself?**

Yes. Cloverdale, Newton, Fleetwood, South Surrey and White Rock are served like Surrey: video, phone, email, secure upload, same fees.

On the year-end side, [Surrey financial statements](https://www.everstonecpa.com/financial-statements-surrey) covers work in progress, holdbacks and when a compilation is not enough for bonded work.

**Working jobs outside Surrey?**
See the [British Columbia accounting guide](https://www.everstonecpa.com/accountant-british-columbia) for province-wide corporate tax, PST and filing rules that follow your crews wherever the contract is.

## A business CPA for South Surrey and White Rock

South Surrey searches separately, often for corporate tax filing and business CPA services rather than personal returns. That fits its owner-managed corporations, professional practices and home-office consultants in Morgan Creek, Grandview Heights, Elgin and White Rock.

The remote service is identical anywhere in Surrey: corporate tax, bookkeeping, GST and year-end, quoted in writing. There is no South Surrey office, and we say so.

South Surrey enquiries skew to incorporated professionals wanting a sound salary-versus-dividend decision and a calm year-end. Either way, the corporate tax filing South Surrey corporations need is prepared from the same books as the bookkeeping, GST and year-end.

### Corporate tax filing for South Surrey corporations

- **Corporate accounting** — monthly books reconciled, year-end statements compiled, one set of numbers for the bank and the CRA. [Corporate tax and year-end in Surrey](https://www.everstonecpa.com/corporate-tax-accountant-surrey).

- **Incorporated professionals and PRECs** — remuneration planning, the small business deduction, and the personal services business question answered before the CRA asks it. [Realtors and PRECs in Surrey](https://www.everstonecpa.com/realtor-accountant-surrey).

- **Investors with a corporation** — rental income, capital gains and the holding-company structure kept straight. [Real estate investors](https://www.everstonecpa.com/accountant-for-real-estate-investors).
