# Farm accountant for *London, Ontario* and Middlesex County

Around London, Ontario, corn, soybeans and winter wheat share the land with hog, dairy, poultry and beef barns, vegetables and orchards. EverStone works remotely with farm families from Strathroy to St. Thomas and Woodstock, alongside the [London small-business practice](https://www.everstonecpa.com/accountant-london-ontario).

**Quick answer:** A farm near London, Ontario can report income on the cash method, and charges no HST on most of what it sells while still claiming HST on its inputs. It writes off equipment and buildings through capital cost allowance, and can pass qualified farm property to the next generation under a rollover. EverStone handles the books, the returns and the long-range planning at a fixed fee. Published fees start at $325 a month for bookkeeping and $125 for a personal return.

For a one-owner London Ontario farm corporation, monthly bookkeeping, payroll and the year-end T2 with statements usually cost from $500 to $700 a month all-in. The year-end covers the T2 with Schedule 1 and Schedule 50, the CCA schedule, the small business deduction, T4 or T5 slips for the owner’s pay, and the instalments for the year ahead.

The rules behind all of this — cash method, inventory adjustments, quota and the rollover — are gathered in the [farm and agriculture accounting hub](https://www.everstonecpa.com/agriculture-accounting-canada).

## The cash method, and the control it gives

Farming is one of the few businesses allowed to report income when cash is received and expenses when paid. A bin of soybeans held over winter is not income until sold, and fertilizer bought in December is deductible in the year paid.

That creates real choices about when income lands, so farm year-end planning starts in the fall. The method must be applied consistently, and inventory adjustment rules can apply when a cash-basis loss would result. [Cash versus accrual](https://www.everstonecpa.com/blog/cash-vs-accrual-accounting-canada) explains the difference.

## Crops, livestock and the Southwestern Ontario mix

Few farms around London do one thing. A cash-crop operation may finish hogs, a dairy may grow feed and custom-work for neighbours, a vegetable grower may run a farm stand. Keep each enterprise’s income, inputs and equipment separate, so you can see which carries the farm in a bad year. Custom work needs invoices and rented land a written agreement. Elevator and processor settlement statements matter most; file them as they arrive, not in an April pile.

## HST: zero-rated sales, recoverable inputs

Most basic farm products — grain, livestock, milk, eggs, vegetables — are zero-rated, so you charge no HST but can claim the 13% HST on fuel, repairs, parts, custom work and many services as input tax credits. That often means a refund every period, so registering usually pays. Firewood, custom work for others and some processed products are taxable. Refund returns draw more CRA review, so keep purchase records complete. [Zero-rated versus exempt](https://www.everstonecpa.com/blog/zero-rated-vs-exempt-supplies-gst-hst-canada) sets out the difference.

## Equipment, buildings and land

Tractors, combines, planters, grain bins, dryers and barns are written off through capital cost allowance by class from the year they are available for use. Land is not depreciable, so the land-building split matters. Dairy and poultry quota is a capital asset with its own rules. Trading in a combine is a disposal that can bring recapture, so time purchases and trades around year-end.

## Part-time farms and the restricted farm loss

Plenty of land around London is farmed by people whose main income is elsewhere: a plant shift, a trade, a professional practice. If farming is not your chief source of income, the restricted farm loss rules limit how much loss offsets other income, with the rest carried forward to future farm profits. It depends on the time, capital and intention you put in, and whether the farm is set up for profit. Settle that before buying equipment on the assumption the loss is deductible.

## Passing the farm to the next generation

For many Middlesex County families, passing the farm to a son or daughter is their largest tax event. Qualified farm property can be eligible for the lifetime capital gains exemption on sale, and farm property can pass to a child on an intergenerational rollover that defers the tax. Both look back over years of ownership and use, so plan early with your lawyer and lender. [Farm succession and the rollover](https://www.everstonecpa.com/blog/farm-succession-rollover-canada) covers the mechanics.

Common questions

## London farm accounting FAQ

**Can I use the cash method on my farm?**

Yes. Farming is one of the few activities where the CRA permits it, and most family farms around London use it. It has to be applied consistently, and inventory adjustments can apply in a loss year. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**Do I charge HST on grain and livestock?**

Generally no. Most basic farm products are zero-rated, so no HST is charged, but the HST you pay on fuel, repairs and inputs can still be recovered through input tax credits.

**Should my farm be incorporated?**

It depends on how much profit stays in the business, how the family draws income and the succession plan. Incorporation changes how land and quota are held, so it is decided with the long-term plan in view, not for one good year.

**I farm part-time. Can I deduct the losses?**

Possibly only in part. If farming is not your chief source of income, the restricted farm loss rules limit the deduction against other income, with the rest carried forward against future farm profit.

**How do we pass the farm to our children?**

Qualified farm property can move to a child under an intergenerational rollover that defers the tax, and a sale can use the lifetime capital gains exemption where the property qualifies. Both depend on years of ownership and use, so plan early.

**Do you work with farms outside Middlesex?**

Yes. Farms in Elgin, Oxford, Lambton and Huron are served the same way, remotely, with meetings booked around the season.

**Do you work with businesses outside London itself?**

Yes. Farms in St. Thomas, Strathroy, Woodstock and the rest of Middlesex County are served the same way as those in London, remotely and at the same fixed fees.
