# Farm accountant in *Medicine Hat*

Around Medicine Hat, ranches run cattle across dry grassland, irrigated fields grow grain, pulses and forage, and greenhouses produce vegetables through the winter. Each kind of operation reports income under rules no other industry gets, and many families run more than one of them.

EverStone is an [agriculture accountant](https://www.everstonecpa.com/agriculture-accounting-canada) and a [Medicine Hat small business accountant](https://www.everstonecpa.com/accountant-medicine-hat), serving farms, ranches and growers across southeast Alberta remotely at fixed fees.

**Quick answer:** Farms around Medicine Hat can usually report income on the cash method. Most farm products — grain, pulses, cattle raised for food, fresh vegetables — are zero-rated for GST, so a registered farm charges no GST on them but still claims input tax credits on its costs. Qualified farm property can qualify for the lifetime capital gains exemption and pass to a child on a tax-deferred rollover. An incorporated farm files the Alberta AT1 as well as the T2.

For a one-owner Medicine Hat farm corporation, monthly bookkeeping, payroll and the year-end T2 with statements usually cost from $450 to $650 a month all-in. The year-end covers the T2 with Schedule 1 and Schedule 50, the CCA schedule, the small business deduction, T4 or T5 slips for the owner’s pay, the AT1, and the instalments for the year ahead.

The [agriculture accounting page](https://www.everstonecpa.com/agriculture-accounting-canada) covers the federal farm income rules in more depth. For passing the operation on, read the [farm succession and rollover guide](https://www.everstonecpa.com/blog/farm-succession-rollover-canada) alongside this page.

## The farming economy around Medicine Hat

The City of Medicine Hat describes the area as part of Canada’s largest irrigation district and home to Alberta’s largest greenhouse cluster, with year-round vegetable production — tomatoes and cucumbers in particular — and a region that is Alberta’s leading producer of lentils and chickpeas. Livestock and meat processing are significant too. That mix produces some very different farm files: a ranch with a calf crop and grazing leases, an irrigated operation with pulses, cereals and forage, and a greenhouse business that looks in many ways like a year-round manufacturer.

What they share is income that does not arrive evenly, heavy equipment and buildings, and land that is often the family’s largest asset. The tax rules for farming were written for exactly that, and using them well is mostly a question of timing and records.

## The cash method, and when inventory still matters

Farming income can be reported on the cash method: income when you are paid, expenses when you pay them. For a pulse or grain grower selling from the bin over two calendar years, or a rancher deciding whether to sell calves in the fall or background them over winter, that lets you choose when sales land. Deferring a cheque into January, or prepaying inputs in December, moves income between years.

The flexibility has limits. If the farm shows a loss, a mandatory inventory adjustment can add back the value of purchased inventory on hand, and an optional adjustment can be used to smooth income between years. Count cattle, grain and pulses at the year end even on the cash method, because the adjustments depend on it. Planning sale timing before the year end, rather than explaining it afterwards, is where the method earns its keep.

## Greenhouses: farming with a manufacturer’s cost structure

A greenhouse operation has the zero-rated sales of a farm and the cost structure of a factory: structures and heating systems, a large natural gas and electricity bill, packaging, and year-round payroll with seasonal peaks. The accounting questions follow from that. Structures, boilers and growing systems are capital assets claimed through CCA, not repairs. Heating and labour are the costs that decide margin by crop, so they need to be tracked by growing block or product line. And whether every activity on the site counts as farming — buying in product for resale, packing for other growers, a retail stand — is worth settling, because the cash method, GST treatment and farm rollovers all depend on it.

## Equipment, pivots, bins and buildings

A tractor, a combine, a centre pivot, a set of grain bins, a calving barn or a new greenhouse range is claimed through [capital cost allowance](https://www.everstonecpa.com/blog/capital-cost-allowance-cca-classes-canada) by class, not written off in the year of purchase. Timing a purchase before or after the year end changes the first-year claim. Trading in a machine can produce recapture if the trade value exceeds what is left in the class. Keep the bill of sale and the trade-in value together, because both go on the schedule, and record financed equipment at full cost with the loan shown separately.

## Zero-rated sales, and GST refunds on your costs

Most basic farm products are zero-rated for GST: grain, pulses, oilseeds, livestock raised for food and fresh vegetables, among others. Zero-rated means taxable at 0%, not exempt. A registered farm charges no GST on those sales but still claims input tax credits on the GST it pays for fuel, fertilizer, seed treatment, repairs, natural gas, packaging, custom work and equipment. For many Medicine Hat-area farms and growers, the GST return is a refund every period.

Some sales are not zero-rated, such as custom work for neighbours, equipment rentals, horses sold for riding, and ornamental plants and flowers, and they generally carry [5% GST](https://www.everstonecpa.com/alberta-tax-facts). Alberta adds no provincial sales tax on top. Refunds only arrive if you are registered and filing, so a farm under the $30,000 threshold often registers voluntarily. See [GST filing in Medicine Hat](https://www.everstonecpa.com/gst-hst-filing-medicine-hat).

## Land: qualified farm property

Irrigated land, grazing land and land near the city’s edge can carry large accrued gains. When it sells, or passes to the next generation, the gain can be sheltered by the lifetime capital gains exemption if the land is qualified farm property. Whether it qualifies turns on who owned it, for how long, and how it was actively used in farming by you, your spouse, a child, or a family farm corporation or partnership. The tests look back over years, not the day of sale. Review them before an offer arrives, not after. See the [lifetime capital gains exemption guide](https://www.everstonecpa.com/blog/lifetime-capital-gains-exemption-canada-small-business).

## Passing the farm to the next generation

Farm property can move to a child on an intergenerational rollover at a value chosen between cost and fair market value. That can defer the gain entirely, or use up the exemption on the way through. The rollover works for land and buildings, for shares of a family farm corporation, and for interests in a family farm partnership. It depends on the property being used in farming and on the recipient being a child within the family definition, which includes grandchildren and certain in-laws. Get the ownership structure right years before the handover, including whether the farm should be incorporated at all; [sole proprietor or corporation](https://www.everstonecpa.com/should-i-incorporate) sets out the trade-offs. The [succession guide](https://www.everstonecpa.com/blog/farm-succession-rollover-canada) covers the mechanics.

## Hobby herds and the restricted farm loss

Plenty of land around Medicine Hat and Redcliff is farmed by people whose main income comes from somewhere else: a plant worker with a few head of cattle, a hay field on a country residential parcel. If farming is not your chief source of income, alone or combined with another source, a farm loss may be a restricted farm loss. Only part of it can be deducted against other income each year, and the rest carries forward against future farm income. If farming has no reasonable expectation of profit at all, the loss is not deductible. Keep a business plan, separate accounts and records that show you are trying to make money, because that is what a review looks at.

Common questions

## Medicine Hat farm accounting FAQ

**Can my farm use the cash method?**

Yes. Farming income can be reported on the cash method, which lets you manage when income and expenses fall. Inventory adjustments still apply in some years, so count inventory at year-end. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**Do I charge GST on cattle, pulses or vegetables?**

Generally no. Most basic farm products, including grain, pulses, livestock raised for food and fresh vegetables, are zero-rated, so no GST is charged but input tax credits can still be claimed on your costs.

**Is a greenhouse treated as a farm for tax?**

Growing produce generally is, but a greenhouse business often does more than grow: buying in product, packing for others or running retail. Each activity should be looked at separately, because the cash method, GST treatment and farm rollovers depend on it.

**Should my farm register for GST if sales are small?**

Often, yes. A registered farm with zero-rated sales can recover GST paid on its inputs, which usually means a refund.

**Will selling farmland be taxed?**

The gain is taxable unless an exemption applies. If the land is qualified farm property, the lifetime capital gains exemption may shelter part or all of it. The ownership and use history decides it.

**Can I transfer the farm to my son or daughter without tax?**

An intergenerational rollover can defer tax when farm property passes to a child, at a value chosen between cost and fair market value. Structure and use of the property decide whether it applies.

**What is a restricted farm loss?**

A loss from farming where farming is not your chief source of income. Only part can be deducted against other income each year; the rest carries forward.

**Do you work with farms outside Medicine Hat itself?**

Yes. Farms, ranches and greenhouses in Redcliff, Dunmore, Cypress County, Bow Island and Brooks are served the same way as those in Medicine Hat, remotely and at the same fixed fees.
