# Financial statements for *Chilliwack* dairy and farm corporations

On a Chilliwack dairy balance sheet, two lines usually dominate everything else: the quota and the herd. Both are unusual assets, both are carried in ways that surprise owners, and both are exactly what a quota lender turns to first. It is part of [EverStone’s work for Chilliwack businesses](https://www.everstonecpa.com/accountant-chilliwack).

**Quick answer:** A Chilliwack dairy corporation’s year-end statements are normally a CSRS 4200 compilation. The distinguishing work is how milk quota, the milking herd and feed inventory are measured and disclosed, because those three lines drive both the balance sheet and any quota-secured lending decision. For a one-owner trades corporation, bookkeeping, payroll and the year-end T2 with statements together usually run $500–$700 a month.

One-owner Chilliwack corporations: bookkeeping, payroll and financial statements with the T2 from $500 to $700 a month. Filings: the T2, Schedule 1, Schedule 50, CCA, the small business deduction, T4 or T5 slips and instalments.

Lending against quota is lending against a licence to produce.

## Milk quota on the balance sheet

Purchased quota is an intangible asset recorded at cost. Quota bought decades ago, or rolled into a corporation with the farm, can sit on the books far below what a kilogram of butterfat trades for now. That is correct accounting, and the most common point of confusion when owners read their statements.

Whether quota is amortized depends on whether an indefinite useful life can be supported; state the policy in the notes. Where quota came through a share purchase or rollover, carrying amount and tax cost can diverge, which also needs disclosure.

## The herd: inventory, capital asset, or both

A milking herd is not one category. Production animals are capital, depreciated over a productive life; replacement heifers are near inventory; culls are disposals. A consistent unit basis per group keeps the herd line comparable year to year.

The alternative — one lump figure adjusted by feel — produces a balance sheet that moves for reasons nobody can explain and a profit figure that absorbs the difference. When the operation goes to finance an expansion, that inconsistency is the first thing an experienced agricultural lender notices.

## Feed inventory, standing crop and cut-off

Silage, hay and standing corn at fiscal year end must all be measured and valued on a stated basis. So must feed bought but not delivered, and deliveries without an invoice. Cut-off — putting a purchase and its liability in the same period — is where many small statement errors start.

Milk receipts mirror this: production shipped near year end is settled later, so accrue the receivable. Getting both ends right makes the margin real. See the [dairy quota accounting](https://www.everstonecpa.com/blog/dairy-quota-accounting-bc) guide for the treatment.

## What a quota lender is testing

Lending against quota is lending against a licence to produce. The lender looks at debt relative to quota and land, whether milk revenue services the debt comfortably, and whether the operation can fund herd replacement without borrowing again. Working capital matters; coverage matters more.

Statements that present those figures clearly — debt split between current and long-term, quota purchases shown as capital rather than expenses — make the lender’s job easy. Statements that do not usually bring follow-up questions and a slower decision.

## Compilation, review and audit: not the same product

A CSRS 4200 **compilation engagement** presents information the operation provides, with no assurance: the accountant does not count the herd, confirm quota with the board or express an opinion. A **review** uses enquiry and analysis to give limited assurance; an **audit** tests evidence and produces an opinion.

Most owner-managed dairy corporations need only a compilation. Exceptions: a large quota-financing facility, a partnership or shareholder dispute, a share sale, or a new lender with its own policy. Any can require higher assurance; decide well before the last week of the fiscal year.

## Statements, the T2 and the farm programs

The corporate return is derived from the statements through GIFI, so preparing both together avoids reconciling later. Agricultural corporations often also need figures for federal and provincial farm programs, which use their own definitions. One reconciled ledger should feed all of them.

If the operation also does custom work, land rental or trucking, keep those revenue streams separate in the ledger. It simplifies the statements and program reporting, and shows which part of the business carries the others.

## How the engagement runs online

EverStone is a single CPA that works online; there is no Chilliwack office. The engagement runs through secure file exchange, video meetings and electronic signature, so the work fits around milking and fieldwork rather than the other way round.

This suits incorporated dairy operations, beef and poultry farms, corn and forage growers, greenhouse producers and the agricultural service businesses around them. Common questions

## Chilliwack dairy and farm statement questions

**Is milk quota amortized in the financial statements?**

It depends on the policy adopted and whether an indefinite useful life can be supported. Some operations amortize purchased quota; others carry it without amortization and test it when circumstances suggest a write-down. Either way the policy belongs in the notes. What is not acceptable is switching approach quietly between years. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**Why does my quota show a value so far below what it would sell for?**

Because it is recorded at cost, not market. Quota bought years ago, or brought in on incorporation, sits at historical cost less amortization. Intangibles cannot be written up to market, so the gap is normal and explained in the notes.

**How should the milking herd be shown?**

By purpose. Production animals are depreciated capital assets; replacement stock is near inventory; culls are disposals. A consistent unit basis per group makes the herd figure comparable and credible to a lender.

**Do I need audited statements to buy more quota?**

Usually not, but the lender decides. Ordinary quota purchases on existing facilities typically proceed on compiled statements. Larger facilities or new lenders may require review or audit. Check early: higher levels take longer and cost more.

**Do you have an office in Chilliwack?**

No. Chilliwack work is handled fully remotely by secure upload link, video calls and electronic signature, so nothing depends on being in the same room. The advantage of being nearby is familiarity with the local agricultural economy, not proximity for meetings.

**What records make a dairy year end go smoothly?**

Full-year milk settlements, feed and input invoices, a year-end herd count, quota transaction documents, loan statements splitting principal and interest, and payroll records. Counting the herd at year end, not reconstructing it later, saves the most time.

**What do year-end financial statements cost in Chilliwack?**

Chilliwack businesses pay the same published fees as everyone else. Statements on their own are quoted after we review your enquiry. For a one-owner trades corporation, bookkeeping, payroll and the year-end T2 with statements together usually run $500 to $700 a month all-in. [See the published fees](https://www.everstonecpa.com/pricing).

**Do you work with businesses outside Chilliwack itself?**

Yes. Year-end statements for businesses in Sardis, Vedder Crossing, Yarrow, Rosedale and Agassiz are prepared exactly as for Chilliwack ones, from the same closed books, at the same fee.
