**Quick answer:** Home-based Mission businesses run into three questions early: how much of the house is genuinely deductible, whether to incorporate yet, and how GST and [PST](https://www2.gov.bc.ca/gov/content/taxes/sales-taxes/pst) apply when you sell a mix of services and goods. EverStone handles all three alongside the return, at a fixed fee agreed before work begins. Published fees start at $325 a month for bookkeeping and $125 for a personal return.

One-owner Mission clients: bookkeeping, payroll and the T2 from $500 to $700 a month. Filings include T4 slips, Schedule 1 and Schedule 50.

## The home office claim, and what supports it

Where your home is genuinely the business base, workspace costs are deductible in proportion to the share used to earn income. People get that proportion wrong — claiming a whole spare room used mainly for storage, or nothing because it seemed complicated. The claim rests on consistent business use you can show. It is commonly reviewed, which is a reason to set the basis properly, not to skip it. Our [home office guide](https://www.everstonecpa.com/blog/home-office-deduction-corporation-canada) covers the mechanics.

## When incorporating starts to make sense

Most home businesses start as sole proprietorships. Whether incorporating pays depends on profit left in the business, not revenue. It can bring deferral and liability separation, but adds a corporate return and more formal books.

If you spend nearly all you earn, the advantage shrinks. We test it against your drawings, including when staying unincorporated is better. See [incorporating versus sole proprietorship in BC](https://www.everstonecpa.com/blog/incorporate-vs-sole-proprietor-bc).

## Selling a mix of goods and services

A home business selling a product and a service applies more than one sales-tax rule. GST and BC’s [provincial sales tax](https://www.everstonecpa.com/glossary#pst) cover different things, and a bundle can be treated differently from separate items. Online sellers must also consider where the customer is, because the rules generally follow the place of supply. Most owners find the gap later, which costs more than setting it up once.

## Vehicles, equipment and the personal-use line

Home businesses share assets — the family vehicle, a laptop, tools in the garage. Deductibility follows business use, which must be shown, not estimated afterward. A mileage log is the highest-value habit. Larger equipment is capital, recovered through **[capital cost allowance](https://www.everstonecpa.com/glossary#cca)** at its class rate, so a later disposal has tax consequences to anticipate.

## Keeping it separate from personal money

The most common structural problem is one bank account doing double duty, which makes every question harder to support. Once incorporated, money taken out but never declared as salary or dividend is a [shareholder loan](https://www.everstonecpa.com/glossary#shareholder-loan), taxed personally if left outstanding past the deadline. Our [shareholder loans guide](https://www.everstonecpa.com/blog/shareholder-loans-canada-taking-money-out-of-corporation) covers it.

## Growing out of the house

Taking on premises or a first employee is where the accounting stops being simple, and it often comes sooner than planned. From then there is rent or a lease, [source deductions](https://www.canada.ca/en/revenue-agency/services/tax/businesses/topics/payroll/remitting-source-deductions.html) on a schedule set by your withholding, year-end slips, and a sharper line between the business’s money and yours.

The [home office](https://www.canada.ca/en/revenue-agency/services/tax/individuals/topics/about-your-tax-return/tax-return/completing-a-tax-return/deductions-credits-expenses/line-22900-other-employment-expenses/work-space-home-expenses.html) claim also usually shrinks or ends then, because the base has moved. Carrying the old claim forward out of habit is hard to defend later. Review the whole structure in the year of the change — premises, payroll, how you pay yourself, and whether incorporation now makes sense. See [your first 90 days](https://www.everstonecpa.com/first-90-days) for how we set that up.

## What a home-based business has to get right

What a home-based business has to get right
The items that decide a home-based year-end — for a business operating in Mission, British Columbia

| Item | Why it matters |

| Home office claim | Based on the share of the home genuinely used for the business |

| Personal vs business use | Mixed-use costs have to be apportioned, not claimed whole |

| When to incorporate | Worth revisiting once profit is consistently retained in the business |

| Record keeping | The weakest point in most home-based operations if it is ever reviewed |

| Sales tax where you operate | 5% GST plus 7% BC PST: two registrations, two returns |

Common questions

## Mission accounting for home-based and owner-operator businesses FAQ

**How much of my house can I actually claim?**

The share genuinely used to earn business income, usually by area, reduced further if the space is also used personally. A dedicated business-only office supports a stronger claim than a corner of a room. The basis must be reasonable and you must be able to show it. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**Should I incorporate my Mission home business?**

Incorporation depends far more on profit left in the business than on gross revenue. If you draw nearly everything, the deferral advantage is small against the added cost. If profit accumulates, incorporation starts to pay. We run it against your actual drawings.

**Do I charge PST as well as GST?**

It depends on what you sell. GST and BC PST cover different things, and services, goods and bundles can differ. Online sales add where the customer is. Set it up in your invoicing early.

**Do you work with home-based businesses across Mission?**

Yes — home-based and owner-operator businesses throughout Mission, including Hatzic, Silverdale, Cedar Valley and the rural properties, and across the Fraser Valley. Everything is handled online, which is usually the point when the business runs from your kitchen table.

**Does claiming a home office affect the tax when I sell my house?**

Only if you claim more than running costs. Utilities, insurance and mortgage interest generally leave the principal residence exemption intact; capital cost allowance on the workspace can make part of the gain taxable. Most owners skip the CCA claim.

**What can I actually deduct for vehicle use from a Mission home business?**

When home is your principal place of business, trips to a client, supplier or job site are business travel, unlike commuting to a separate office. The claim is the business share of total kilometres, backed by a logbook. Without one, CRA cuts this deduction first.

**When does a home business need to register for GST?**

Registration is mandatory once taxable sales pass $30,000 over four rolling quarters. Many register earlier to recover GST on startup purchases. Track the rolling total from your first invoice.
