# Personal tax accountant in *Aldergrove*

Aldergrove properties often include land, outbuildings and a home business, all affecting the valuable, little-understood principal residence rules. See [personal tax services](https://www.everstonecpa.com/personal-taxes) and the [Aldergrove CPA page](https://www.everstonecpa.com/accountant-aldergrove).

**Quick answer:** Homeowners around Aldergrove, British Columbia often hold more land than a suburban lot and often run a business from the property. Both interact with the principal residence exemption, which must be reported on the return even when no tax results. EverStone prepares those returns entirely remotely. A basic T1 starts at $125.

A personal return covers the T1 with slips such as the T4 and T5, RRSP and TFSA room, rental income on the T776 and business income on the T2125.

A deemed sale can happen years before anyone is paid.

## The exemption has to be reported, not just relied on

Selling a home that was your [principal residence](https://www.canada.ca/en/revenue-agency/services/tax/individuals/topics/about-your-tax-return/tax-return/completing-a-tax-return/personal-income/line-12700-capital-gains/principal-residence-other-real-estate.html) throughout ownership generally produces no tax. But the sale must still be reported on the return for that year, with the property identified and the designation made. This is not a technicality: the exemption can be reduced or denied without the designation, and late-filing penalties can apply. Many careful people sell a home, correctly conclude no tax is owed, and file a return that never mentions it.

## Land beyond the ordinary limit

The exemption covers the home and adjoining land up to a defined area that contributes to its use and enjoyment. Excess land is generally excluded unless necessary, such as under a municipal minimum lot size. On an acreage that can be much of the price, and zoning and subdivision records gathered during ownership make the case far better than memory.

## Running a business from the property

A home office does not by itself disqualify the exemption if the use is ancillary, no structural change was made, and no depreciation is claimed. Claiming [capital cost allowance](https://www.canada.ca/en/revenue-agency/services/tax/businesses/topics/sole-proprietorships-partnerships/report-business-income-expenses/claiming-capital-cost-allowance.html) on the business part turns an exempt home into a partly taxable one for a small deduction. See [the principal residence exemption and business use](https://www.everstonecpa.com/blog/principal-residence-exemption-business-use).

## Change in use is a deemed sale

Changing all or part of a property between personal and income use generally triggers a deemed disposition at fair market value, even with no sale, such as renting out the old house after moving. Time-limited elections can defer it. The usual failure is that nobody notices until a sale years later. See [the change in use rules](https://www.everstonecpa.com/blog/change-in-use-rules-property-canada).

## Which entity should claim the home costs

If the business is incorporated, the corporation is separate from you as homeowner, so claims run through documented reimbursement or rent consistent with your personal return. Rent from your own corporation is personal income. See [home office expenses for incorporated owners](https://www.everstonecpa.com/blog/home-office-expenses-incorporated-business-canada).

## What is covered

One Chartered Professional Accountant handles the whole file:

- Principal residence designation and reporting on the year of sale
- Excess land analysis and the records that support it
- Business use of home structured to preserve the exemption
- Change in use identification and available elections
- Coordination between the personal return and the corporation

## Remote, and there is no Aldergrove office

EverStone works online and has no Aldergrove location. Everything runs online — video meetings, e-signature and secure upload, which for a file built largely from property documents is the more practical arrangement.

## Who this is for, and who it is not

For households with acreage, a property sale, a home business, rental or investment income, or family corporate pay. One T4 suits free software, and we will say so. Otherwise we use our [published fixed fees](https://www.everstonecpa.com/pricing).

## What happens when you get in touch

An Aldergrove return follows three steps, and the fee is known before the second one begins.

- **An email enquiry.** We cover the property, the business, anything that changed, and what the CRA has already received. The fee is confirmed in writing at the end.

- **Slips collected for you.** Because we are [authorized as your CRA representative](https://www.everstonecpa.com/forms/aut-01), the slips reported under your SIN are downloaded directly. You send only what the CRA has no copy of, such as sale and land records.

- **Reviewed with you, then filed.** Before anything is submitted we go over the return together and note what drove the result and what to change for next year.

[Send an enquiry](https://www.everstonecpa.com/book-online), or [send us a single question](https://www.everstonecpa.com/quick-question) and a CPA will answer it.

Common questions

## Aldergrove personal tax FAQ

**Does the sale of a principal residence have to be reported?**

Yes, even with no tax. Report the sale and designate the property. Without the designation the exemption can be cut or denied, and late-filing penalties can apply. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**Is all the land on an acreage covered by the exemption?**

The home and adjoining land up to a defined area. Excess land can qualify if necessary, such as a minimum lot size, backed by zoning and subdivision records.

**Does a home office claim put the exemption at risk?**

Not if use is ancillary, no structural changes were made, and no CCA is claimed on the building. Depreciation claims are what make a home partly taxable.

**What happens when a home becomes a rental?**

It generally triggers a deemed disposition at fair market value. Time-limited elections can defer it; the risk is not noticing until a sale.

**Can the corporation deduct a share of household bills?**

Not directly; the corporation is separate from you. Use a documented reimbursement or rent, and report any rent as personal income.

**Is there an EverStone office in Aldergrove?**

No. The firm is virtual. Aldergrove clients are served remotely by video call, e-signature and secure document upload, which suits a file built largely from title, zoning and closing documents rather than from conversation across a desk.

**What does a personal tax return cost in Aldergrove?**

Nothing about an Aldergrove address changes the fee. A simple T1 is from $125. A self-employed return with its schedules typically falls between $275 and $500. You get the fee in writing before work starts. [See the published fees](https://www.everstonecpa.com/pricing).

**Do you work with businesses outside Aldergrove itself?**

Yes. Everything is done remotely, so Otter, Glen Valley, Bradner and the rest of Langley Township are served in the same way as Aldergrove, by video, phone, email and secure upload link, at unchanged fixed fees.
