Personal tax (T1) · Kingston

# Personal tax accountant in *Kingston*

A Kingston personal return is rarely just a T4. Owners draw salary and dividends from their companies, employees of the city’s large institutions run a business on the side, and landlords rent to students and staff. Ontario then adds a surtax and a health premium that react to how that income is made up. See [personal tax services](https://www.everstonecpa.com/personal-taxes) and the [Kingston CPA page](https://www.everstonecpa.com/accountant-kingston).

**Quick answer:** A Kingston resident files a T1 with the Ontario provincial schedule, which adds a surtax calculated on provincial tax payable and a separate health premium. Both change how dividends, rental income and side-business profit behave. EverStone prepares personal and corporate returns together, entirely remotely. In Kingston, a basic T1 starts at $100.

A personal return covers the T1 with slips such as the T4 and T5, RRSP and TFSA room, rental income on the T776 and business income on the T2125.

## Who files a more complicated return in Kingston

Health care, education and public administration account for a large share of Kingston’s jobs, and the city’s largest employers include Queen’s University, Kingston Health Sciences Centre, St. Lawrence College, Canadian Forces Base Kingston and the City of Kingston itself. Most of the people who work there have a straightforward T4. The returns we see are the ones that are not: an employee who also consults, tutors or runs a trade business on weekends; a household that owns a rental near campus; an incorporated health professional or contractor paying themselves from a company; and owners who have recently sold, moved or changed how they are paid.

Each brings a different schedule. Self-employment income goes on form T2125, with expenses and [capital cost allowance](https://www.everstonecpa.com/glossary#cca) claimed against it. Rental income goes on form T776. Dividends from a private corporation arrive on a T5 slip and are grossed up. And once the balance owing passes a threshold two years running, the CRA starts asking for instalments.

## A tax calculated on a tax

Most provinces compute personal tax by applying rates to taxable income and then subtracting credits. Ontario does that and then adds a surtax computed as a percentage of the basic provincial tax payable itself, in tiers, once that amount passes defined levels. Because the surtax multiplies provincial tax rather than income, anything that increases provincial tax increases the surtax with it. Anything that reduces provincial tax, including non-refundable credits applied before the surtax is computed, reduces the surtax as well. A credit in Ontario is therefore worth more than its face rate suggests, and an extra dollar of provincial tax costs more than the marginal rate implies.

## Why this matters more for dividends

A dividend is grossed up before tax is calculated and then reduced by a dividend tax credit. In Ontario, the gross-up raises taxable income, which raises basic provincial tax, which raises the surtax; the dividend tax credit then reduces provincial tax and therefore the surtax as well. The two effects do not cancel neatly. The result is that the crossover point between paying yourself salary and paying dividends sits in a different place in Ontario than in a province without a surtax. The distinction between [eligible and non-eligible dividends](https://www.everstonecpa.com/blog/eligible-vs-non-eligible-dividends-canada) changes the size of the gross-up, and most small Kingston companies pay non-eligible dividends.

## The health premium is a separate line

Ontario also levies a health premium through the personal income tax system, calculated by reference to taxable income and stepped rather than proportional. It is not part of the surtax calculation. For an owner it responds to taxable income, including the grossed-up amount of a dividend rather than the cash received. For an employee with a side business, the business profit adds to the same taxable income. It is another item that reacts to the composition of income, not only its size.

## Rental income near campus

A rental property near the university or the college is a common Kingston investment, and the T776 behind it is where errors cluster. Rent is reported when earned. Repairs that restore a property are deductible in the year; improvements that make it better than it was are capital, added to the property’s cost and claimed through CCA if at all. Claiming CCA on a rental cannot create or increase a rental loss, and it has consequences when the property is sold. Where a house is shared — an owner living upstairs and renting rooms — expenses have to be split on a reasonable basis between personal and rental use. Keeping each property’s income and costs in its own ledger through the year is what makes the return quick and defensible.

## A side business next to a T4

Plenty of Kingston employees run something on the side. The business is reported on the T2125 within the same T1, and the profit is added to employment income, so it is taxed at the person’s marginal rate from the first dollar. Two things are commonly missed. Self-employed people pay both halves of CPP on their business earnings, which arrives as a larger balance owing than expected. And once taxable sales pass the small supplier threshold over four consecutive calendar quarters, the business has to register for HST and start charging 13%. We tell you when either is approaching, and when the business is large enough for incorporation to be worth discussing.

## The federal half is the same everywhere

None of this touches the federal return, which is computed identically for every Canadian resident. That is why a CPA working online can prepare a Kingston return: the federal legislation is national, and the Ontario layer is a defined schedule applied on top of it. What has to be right is the provincial schedule and the credits that belong to it. See [Ontario tax facts](https://www.everstonecpa.com/ontario-tax-facts) and [salary versus dividends](https://www.everstonecpa.com/blog/salary-vs-dividends-2026).

## Getting the sequence right

For an owner, most of this is decided before the return is prepared. The amount and form of pay is set around the corporate year-end, and by filing season the surtax, the premium and the credits are simply consequences. The useful work therefore happens in the autumn for a December year-end, or in the month before the corporate year-end for anyone else. That is also why one preparer for both returns matters more in Ontario than in a province with a flatter provincial structure.

## What is covered

One Chartered Professional Accountant handles the whole file:

- T1 preparation with the full Ontario provincial schedule
- T2125 business and T776 rental statements, with CCA schedules
- Surtax and health premium effects modelled before remuneration is set
- Salary and dividend mix reviewed against the provincial structure
- Corporate return prepared on the same file where you own a company
- Instalment review and CRA correspondence

## Remote, and there is no Kingston office

EverStone has no Kingston location. Engagements run entirely online — video meetings, e-signature and secure document upload — and as your authorized representative we download most slips from the CRA directly, so there is very little to gather.

The moment there are employees, [payroll in Kingston](https://www.everstonecpa.com/payroll-services-kingston) becomes the recurring obligation.

Common questions

## Kingston personal tax FAQ

**What is the Ontario surtax?**

An additional amount calculated as a percentage of basic Ontario tax payable, in tiers, once that amount passes defined levels. Because it is computed on tax rather than on income, anything that raises provincial tax raises the surtax with it, and any credit that reduces provincial tax reduces the surtax as well. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**I rent a house to students in Kingston. What can I deduct?**

Mortgage interest (not principal), property tax, insurance, utilities you pay, repairs and maintenance, and reasonable management costs, all reported on the T776. Improvements are capital rather than expenses, and CCA on the building cannot create a rental loss. Shared-use homes need a reasonable split between personal and rental use.

**I have a T4 job and a side business. What do I file?**

One T1 that reports the T4 income and the business on form T2125. You pay both halves of CPP on the business profit, and once taxable sales pass the small supplier threshold you register for HST. Because you have business income, your filing deadline moves to June 15, but any balance is still due April 30.

**Why does Ontario change the salary-versus-dividend answer?**

Because the dividend gross-up raises taxable income and therefore basic provincial tax and the surtax on it, while the dividend tax credit reduces provincial tax and the surtax together. The two effects do not offset neatly, so the crossover between salary and dividends sits in a different place than in a province without a surtax.

**What is the Ontario Health Premium?**

A separate amount paid through the personal income tax system, calculated by reference to taxable income in steps rather than proportionally. It responds to taxable income, which for an owner means the grossed-up amount of a dividend rather than the cash received.

**When should an owner decide on salary and dividends?**

Before the corporate year-end, not at filing time. By the time the personal return is being prepared, the surtax, the premium and every credit are simply consequences of choices already made. For a December year-end that means the useful conversation happens in the autumn.

**What does a personal tax return cost in Kingston?**

Nothing about a Kingston address changes the fee. A basic T1 is from $100 and a self-employed return with schedules is commonly $250 to $450. The fee is fixed in writing before we start. [See the published fees](https://www.everstonecpa.com/pricing).

**Do you work with people outside Kingston itself?**

Yes. Owners and landlords in Amherstview, Napanee, Gananoque and across Frontenac County are served remotely like Kingston clients, with video, phone, email and a secure upload link, at the same fixed fees.

## Who this is for, and who it is not

This is for a Kingston resident whose Ontario return is shaped by more than wages: dividends from a corporation, self-employment, rental or investment income, or a year with a move or a sale. A single T4 and nothing else is a job for free software, and we will say that instead of quoting. Other returns are priced from the [published fixed fees](https://www.everstonecpa.com/pricing).

## What happens when you get in touch

Kingston files are handled remotely in three steps, with the fee confirmed before any preparation.
