# Personal tax accountant in *Langley BC*

Many incorporated owners hold a rental personally, which turns a simple return into one with lasting consequences. See [personal tax services](https://www.everstonecpa.com/personal-taxes) and the [Langley CPA page](https://www.everstonecpa.com/accountant-langley).

**Quick answer:** Incorporated owners in Langley, British Columbia frequently hold a rental property in their own names, which adds a rental statement to the personal return and a set of decisions with permanent effects. EverStone prepares the rental schedule and the rest of the T1 together, entirely remotely. One CPA reads the T1s and the T2 together, on a fee set in writing first. A basic T1 starts at $125.

Deducted this year, or recovered slowly — the tests decide.

## Repair or improvement: the line that decides this year’s tax

Rental spending is either a current expense deducted this year or capital recovered over time. Replacing a broken window like-for-like is generally maintenance; upgrading every window is generally an improvement.

The tests: did the work restore the property or make it materially better, did it replace a separate asset or part of one, and is the added value enduring? Treating everything as a repair works for a few years and fails on assessment. The [current versus capital expenses guide](https://www.everstonecpa.com/blog/rental-property-current-vs-capital-expense) works through the boundary.

## Claiming depreciation is a loan against the sale

An owner can generally claim [capital cost allowance](https://www.everstonecpa.com/blog/capital-cost-allowance-cca-classes-canada) on a rental building, which reduces [rental income](https://www.canada.ca/en/revenue-agency/services/forms-publications/publications/t4036.html) now. It also reduces the building’s tax cost, so on sale the depreciation claimed is generally brought back into income. With property values up, that recapture lands in the same year as a capital gain, when income is already high. Claiming it is a deferral, not a saving, usually into the worst possible year. It also cannot create or increase a rental loss.

## Why the corporation is usually the wrong place to hold it

Owners with a corporation often assume the rental belongs inside it. Rental income in a corporation without a substantial number of employees is generally passive investment income, taxed at a materially higher rate than active business income, with part refundable only when dividends are paid. Passive income can also reduce the operating company’s access to the small business rate. And moving an appreciated property into a corporation is a disposition unless carefully structured. See [investment income in a corporation](https://www.everstonecpa.com/blog/small-business-deduction-passive-income-canada).

## Co-ownership, and reporting it consistently

Where two people hold a property, rental income and expenses are generally reported by beneficial ownership — who put in the money and bears the risk — not in whatever proportion suits a given year. Fifty-fifty on title with all the income on the lower earner’s return is easy to spot and hard to defend. Decide the proportion at purchase, document it and report it the same way every year.

## Interest, and what the borrowing was actually for

Interest is deductible when borrowed money is used to earn income, so it follows the use of the funds, not the security. A rental-secured line of credit spent on a personal vehicle gives no deduction; a home-secured loan used to buy the rental generally does. Separate accounts keep borrowings traceable. See [interest deductibility](https://www.everstonecpa.com/blog/interest-deductibility-canada-business).

Businesses that also want [monthly books for Langley businesses](https://www.everstonecpa.com/bookkeeping-langley) and [the Langley return engagement](https://www.everstonecpa.com/personal-tax-accountant-langley) can have both quoted together.

## Who this is for, and who it is not

This suits a Langley owner with a rental or other income beyond wages: self-employment, investments, a corporation, a move or a sale. One T4 and nothing else? A free tool will do, and we will say so. Other returns follow the [published fixed fees](https://www.everstonecpa.com/pricing).

## What happens when you get in touch

A Langley return with a rental schedule runs through three steps, with the fee fixed before work begins.

- **A free conversation, about thirty minutes.** We cover the rental, any repairs or refinancing, and what the CRA already holds. The fee is then written down.

- **Slips downloaded, not requested.** Holding [CRA authorization](https://www.everstonecpa.com/forms/aut-01) lets us collect the slips filed against your SIN. You supply rent records and expenses, which the CRA never receives.

- **Walked through, then filed.** Before filing you see the rental statement and the rest of the return, with a note on decisions such as depreciation.

Common questions

## Langley rental and personal tax FAQ

**Is a new roof on a rental deductible immediately?**

Usually not in full. Restoring the property to its previous condition tends to be a current expense; materially improving it or extending its life tends to be capital. A full roof replacement is generally capital, depending on the facts. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**Should depreciation be claimed on a rental building?**

Often no. It cuts rental income now but lowers the building’s tax cost, so it is generally recaptured on sale, in the same year as the gain. It defers income into the worst year.

**Should a rental property be held in the corporation?**

Usually not. Rental income in a corporation is generally passive investment income taxed at a much higher corporate rate, with part of it recoverable only when dividends are paid, and passive income can reduce access to the small business rate on the operating company. Transferring an appreciated property in is itself a disposition.

**Can rental income be split with a spouse?**

By beneficial ownership — who funded it and bears the risk — not by convenience. A mismatched split is easy for the CRA to spot. Document the proportion at purchase and report it consistently.

**Is interest on a line of credit deductible?**

It depends on how the borrowed money was used, not what secures it. Borrowing to buy or improve an income property generally gives deductible interest; personal spending does not. Separate accounts keep it traceable.

**Is there an EverStone office in Langley?**

No. Langley files are handled remotely by video call, e-signature and secure upload, which suits rental returns, where the work is classifying invoices and statements.

**What does a personal tax return cost in Langley?**

Nothing about a Langley address changes the fee. A basic T1 is from $125. Self-employed returns with schedules commonly cost $275 to $500, and a rental statement is scoped in the same written quote. Nothing starts before you have it. [See the published fees](https://www.everstonecpa.com/pricing).

**Do you work with businesses outside Langley itself?**

Yes. Walnut Grove, Willoughby, Brookswood, Murrayville and Fort Langley owners are served remotely at the same fixed fees.
