# Personal tax accountant in *Surrey*

A Surrey business owner is more likely than most to have a first Canadian return, property still held abroad, or income arriving from another country. Those facts change the return before any business number is entered. See [personal tax services](https://www.everstonecpa.com/personal-taxes) and the [Surrey CPA page](https://www.everstonecpa.com/accountant-surrey).

**Quick answer:** Business owners in Surrey, British Columbia often file a personal return with an international dimension: assets held outside Canada, income from abroad, or a first return in the year of arrival. Each changes what has to be reported and when. EverStone prepares those returns remotely, alongside the corporate return. The T1s and the T2 are read together by one CPA, on a fee agreed before work starts. A basic T1 starts at $125.

Residency is a question of facts, and everything follows it.

## Residency, not citizenship, decides what Canada taxes

Residents are taxed on worldwide income; non-residents only on certain Canadian-source amounts. Residency turns on facts — your home, where your spouse and dependants live, ties like accounts, licences and memberships — not citizenship or immigration status.

So identical passports can mean different filing obligations, and residency should be confirmed, not assumed. Equally, leaving Canada without severing ties can keep you resident and taxable on foreign income.

## The year of arrival is a part-year return

In the year someone becomes resident, the return covers part of the year, and several credits are prorated. Income earned before arrival is generally outside the Canadian net and income after it inside, so the start date matters. Property owned on arrival is generally treated as acquired at its value that day for future capital gains, so record those values then. Rebuilding them years later, at a sale, is much harder and costlier.

## Foreign property reporting is separate from taxation

If specified foreign property costs more than a threshold at any point in the year, a resident generally files form **T1135**. It is an information return, owed even on property that earned nothing.

Specified foreign property covers funds abroad, foreign shares and debt, and investment real estate, generally not active-business or personal-use property such as a vacation home. Penalties attach to not filing, making this an owner’s costliest routine oversight. See [the T1135 guide](https://www.everstonecpa.com/forms/t1135).

## Foreign income, and not paying twice

A resident reports foreign income in Canadian dollars, and where foreign tax was paid on it, a foreign tax credit generally prevents double taxation. The credit must be claimed, is computed by country and income category, and is capped at the Canadian tax on that income. [Rental income](https://www.canada.ca/en/revenue-agency/services/forms-publications/publications/t4036.html) from property abroad, pensions and foreign interest are the common cases, and all three often go unreported by people who assume overseas tax ends the matter.

## Where the corporation fits

An incorporated owner has one more layer: foreign holdings or affiliates of the corporation can bring their own reporting. The same foreign asset can raise a corporate and a personal question, and answering only one leaves a gap. Payments to non-residents have their own reporting, covered in [NR4 slips for non-resident payments](https://www.everstonecpa.com/blog/nr4-slips-non-resident-payments-canada). That is why this tax preparation service reads the owner’s T1s and the corporation’s T2 together, on one file with one CPA.

## What is covered

One Chartered Professional Accountant handles the whole file:

- Residency determination and part-year returns on arrival or departure
- T1135 foreign property reporting
- Foreign income reporting and foreign tax credit claims
- Valuation records for property held at the date residency began
- Coordination with the corporate return and its own foreign reporting

## Remote, and there is no Surrey office

EverStone has no Surrey location; for files spanning several countries, online is more practical. See remote personal tax in BC, Alberta, Ontario and Manitoba. Choosing a tax accountant BC residents can reach online means the same video meetings, e-signature and secure upload, with no office visit at any point.

The moment there are employees, [payroll in Surrey](https://www.everstonecpa.com/payroll-services-surrey) becomes the recurring obligation.

Common questions

## Surrey personal tax FAQ

**Does Canada tax income earned outside the country?**

For a Canadian resident, yes: residents are taxed on worldwide income. Residency depends on facts like your home and where your spouse and dependants live, not citizenship or immigration status. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**What is a T1135 and who has to file one?**

An information return required when specified foreign property costs more than a threshold at any point in the year. It applies even to property that earned nothing, and penalties attach to not filing.

**Does a foreign vacation home have to be reported?**

Personal-use property such as a family home abroad is generally excluded, while investment real estate is generally included. The test is actual use, not intention, so confirm it, especially if the property is sometimes rented.

**What does the first Canadian tax return look like?**

It covers part of the year, with several credits prorated. Income before residency is generally outside Canada’s net. Property owned then is generally treated as acquired at its value that day, so record those values.

**Is income already taxed abroad taxed again in Canada?**

Report it in Canadian dollars on your Canadian return. A foreign tax credit generally relieves double taxation, but it must be claimed, is computed by country and income category, and is capped at the Canadian tax on that income.

**Is there an EverStone office in Surrey?**

No. Surrey clients are served entirely remotely by video call, e-signature and secure upload, which is generally more practical for a return assembled from documents originating in more than one country.

**What does a personal tax return cost in Surrey?**

Same fee as anywhere EverStone works. A basic T1 starts from $125; a self-employed return with schedules normally costs $275 to $500; foreign reporting is in the written quote. [See the published fees](https://www.everstonecpa.com/pricing).

**Do you work with businesses outside Surrey itself?**

Yes. Cloverdale, Newton, Fleetwood, South Surrey and White Rock are all served remotely, the same way as central Surrey, through video, phone, email and secure upload link, at the same fixed fees.
