Personal tax (T1) · Vancouver

# Personal tax accountant in *Vancouver*

Two people with identical investment returns can owe very different tax, because the return does not tax investment income as one thing. For an owner with both a corporation and a portfolio, that distinction is where the money is. See [personal tax services](https://www.everstonecpa.com/personal-taxes) and the [Vancouver CPA page](https://www.everstonecpa.com/accountant-vancouver).

**Quick answer:** Business owners in Vancouver, British Columbia commonly hold an investment portfolio alongside a corporation. Interest, eligible dividends and capital gains are each taxed on a different basis, so identical returns can produce different tax. EverStone prepares the personal and corporate returns together, entirely remotely. A basic T1 starts at $125.

Personal tax returns for Vancouver residents start from $125 per return; a self-employed return is commonly $275 to $500.

The same headline return, three different after-tax results.

## Three kinds of investment income, three different treatments

Interest is fully included in income, the least efficient of the common investment returns. Eligible dividends from Canadian public corporations are grossed up and reduced by a dividend tax credit for corporate tax already paid, so at most income levels they are taxed more lightly.

Capital gains are included only in part, and only when realized. The same headline return can therefore leave different after-tax results, and which account holds which asset has real value. See [eligible versus non-eligible dividends](https://www.everstonecpa.com/blog/eligible-vs-non-eligible-dividends-canada).

## Gross-up income is not cash income

The dividend gross-up raises taxable income above the cash received, and that higher figure tests a range of income-tested items, so benefits can shrink or clawbacks trigger on income never in hand. For a retired or semi-retired owner drawing dividends alongside age-related benefits, this is the most common unpleasant surprise, and it is entirely predictable. Watch the mix of personal income, not just its total.

## Adjusted cost base is the taxpayer’s job

Capital gains tax runs off the adjusted cost base, and nobody tracks it for you reliably. Reinvested distributions raise it, returns of capital lower it, identical securities are averaged, and transfers and reorganizations adjust it. Institutions often hold only part of the history, so an investor who changed brokers may have a cost base no one can rebuild. Keeping the record as you go is cheap; rebuilding it at a sale is costly and sometimes impossible.

## Where the corporation changes the answer

An owner with a corporation has a second place to hold investments, under deliberately different rules. Investment income inside a corporation is taxed at a high rate, partly refundable only when dividends are paid. Accumulating passive income can also reduce the active business income eligible for the small business rate. So where to hold a portfolio, which looks personal, can change the tax paid by the operating business. That argues for one person looking at both returns. See [investment income in a corporation](https://www.everstonecpa.com/blog/small-business-deduction-passive-income-canada).

## Losses, and the rules that stop the obvious move

Capital losses generally offset only capital gains, and can be carried back a limited number of years or forward indefinitely. A loss is denied if the same or identical property is reacquired within a defined window around the sale by you or an affiliated person, including a spouse’s account or a controlled corporation, so selling and buying straight back fails. Where proceeds come over time, the [capital gains reserve](https://www.everstonecpa.com/blog/capital-gains-reserve-canada) can spread the gain.

The moment there are employees, [payroll in Vancouver](https://www.everstonecpa.com/payroll-services-vancouver) becomes the recurring obligation.

## Who this is for, and who it is not

This fits a Vancouver owner with a portfolio or a corporation behind the return: investment income, capital gains, self-employment, a rental, or a year with a move or a sale. A single T4 and nothing more is best done in free software, and we will say so rather than quote. Other returns are priced from the [published fixed fees](https://www.everstonecpa.com/pricing).

## What happens when you get in touch

A Vancouver return with investments runs through three steps, and the fee is set at the first.

- **An email enquiry.** We cover the accounts you hold, any sales during the year, and what the CRA already shows. The fee is confirmed in writing.

- **Slips collected for you.** Through our [CRA authorization](https://www.everstonecpa.com/forms/aut-01), the T3, T5 and other slips filed under your SIN are downloaded directly. You supply cost records the CRA never sees.

- **Reviewed before filing.** We walk through the gains, the dividend gross-up and the balance with you before the return goes in.

Common questions

## Vancouver personal tax FAQ

**Why is interest taxed more heavily than dividends?**

Interest is included in income in full. Eligible dividends from Canadian public corporations are grossed up and then reduced by a dividend tax credit, a mechanism that accounts for tax already paid at the corporate level. Capital gains are included at a proportion and only when realized. Composition, not just total return, drives the tax. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**Why does taxable income exceed the dividends received?**

The gross-up lifts taxable income above the cash received, and that figure tests income-tested benefits and clawbacks, so a household can lose entitlements on income it never had. It is predictable, so model it in advance.

**Who tracks the adjusted cost base of investments?**

The taxpayer. Reinvested distributions raise it, returns of capital lower it, identical securities are averaged, and transfers adjust it. Brokers often report only part. Keeping the record as you go beats rebuilding it at a sale.

**Should investments be held personally or in the corporation?**

It depends. Investment income in a corporation is taxed at a high rate with a portion refundable only when dividends are paid, and accumulating passive income can reduce the active business income eligible for the preferential corporate rate. A choice that looks personal can therefore change the tax paid by the operating business.

**Can a loss be claimed if the same stock is bought back?**

Generally not. Rules deny a loss where the same or an identical property is reacquired within a defined window around the sale by the taxpayer or an affiliated person, which includes a spouse’s account and a corporation the taxpayer controls. Loss planning is legitimate but has to respect those boundaries.

**Is there an EverStone office in Vancouver?**

No. Vancouver clients are served remotely by video call, e-signature and secure upload, which is faster for a return built from broker statements and slips.

**Do you work with businesses outside Vancouver itself?**

Yes. Returns for people in Burnaby, Richmond, North Vancouver and the rest of Metro Vancouver are prepared the same way as for Vancouver: documents come in through a secure upload link, and the fee is the same.
