# Personal tax accountant in *Victoria*

Victoria returns carry pensions, contract income and rental suites more often than most, and each of the three is where a T1 quietly goes wrong. EverStone prepares personal returns for [people in Victoria](https://www.everstonecpa.com/accountant-victoria) remotely.

**Quick answer:** Most Victoria residents file a T1 by April 30 and pay by the same date. The self-employed file by June 15 but still pay by April 30. Pension income, contract work and rental suites are where Victoria returns most often need a second look. EverStone prepares the return remotely at a fixed fee. A basic T1 starts at $125.

Four income sources, three deadlines, one return.

## Pension income, and the split most couples underuse

Victoria has one of the highest concentrations of pensioned households in British Columbia, a great many of them from long public-sector careers. Where one spouse holds a defined benefit pension and the other does not, up to half of eligible pension income can generally be allocated to the lower-income spouse on the return. That moves it into a lower bracket without moving any money.

What counts as eligible pension income is narrower before age 65 than after it, which is the detail that most often makes the difference between a split that works and one that is not available yet. It is an election made on the return, so it is decided at filing time, and it is worth modelling both ways rather than repeating whatever was done last year.

## A pension shrinks your RRSP room, and the slip says so late

Members of a registered pension plan accumulate a pension adjustment that reduces the following year’s RRSP contribution room. For someone who has moved from the private sector into a public-sector role, or the reverse, that change lands a year after the event and is the most common source of an over-contribution. The reliable figure is the contribution limit printed on your latest CRA notice of assessment, not a calculation from your income. Checking it before contributing in the first sixty days of the year costs nothing; discovering an excess afterwards carries a monthly penalty tax until it is withdrawn.

## Contract income when you are not incorporated

A large number of people in the Capital Region do contract or consulting work for public bodies as individuals rather than through a company. The filing deadline moves to June 15 for the self-employed; the payment deadline does not, and stays at April 30. Interest starts on May 1 on anything unpaid, which is why a June filer can be surprised by a balance that has been growing for six weeks.

Once tax owing passes the threshold for two consecutive years, CRA generally moves you onto quarterly instalments, and the first instalment notice usually arrives after the habit of paying once a year has set in. [The self-employed return](https://www.everstonecpa.com/self-employed-tax-return) covers what is deductible, and [the instalment calculator](https://www.everstonecpa.com/tax-instalment-calculator) shows what quarterly looks like.

## Whether the work should be incorporated at all

The question follows naturally, and the honest answer is that it depends on how much of the income you actually need to live on. Incorporation defers tax on money left inside the company; it does not reduce tax on money taken out and spent. For a Victoria consultant billing a single public-sector payer there is a second consideration that does not apply elsewhere. A corporation with one client that resembles employment can be treated as a [personal services business](https://www.everstonecpa.com/psb-risk-assessment), which is worse than either alternative. [Whether to incorporate](https://www.everstonecpa.com/should-i-incorporate) works through the arithmetic without assuming the answer.

## The suite downstairs

Secondary suites are a normal part of housing in Victoria, and rental income from one is reportable whether or not there is a written lease. The offsetting deductions are real — a reasonable share of mortgage interest, property tax, insurance, utilities and repairs, apportioned by the space rented. Two points cause most of the trouble. Repairs are deductible in the year; improvements are capitalized and recovered over time, and the boundary is not always obvious. And claiming [capital cost allowance](https://www.everstonecpa.com/blog/capital-cost-allowance-cca-classes-canada) on the building can affect the principal residence exemption on the part of the property you rent out, which is a decision with consequences far beyond the current year. [The rental income return](https://www.everstonecpa.com/rental-income-tax-return) sets out the treatment.

## If you moved to the Island this year

Provincial tax is determined by where you were resident on December 31, not by where you earned the income or where you lived for most of the year. Someone who moved to Victoria in October files as a British Columbia resident for the whole year; someone who left in November does not, whatever their mailing address says. It matters because provincial rates, credits and the treatment of certain amounts differ between provinces. A move is also the moment to check that CRA has the right address, direct deposit details and marital status on file. The [British Columbia tax reference](https://www.everstonecpa.com/bc-tax-facts) holds the provincial figures.

## Fully virtual

EverStone is a fully virtual, one-CPA firm. There is no Victoria office. Slips and documents are sent by secure upload link, the draft return is reviewed with you on a call, and it is signed electronically and filed by [EFILE](https://www.canada.ca/en/services/taxes/income-tax/personal-income-tax/how-file/tax-software.html). Nothing about preparing a personal return requires being in the same room, and for Victoria that means the engagement costs you an upload rather than a sailing. The [document checklist](https://www.everstonecpa.com/year-end-document-checklist) lists what to gather.

If you also run a business, the personal and corporate returns are better prepared together than by two people who never speak — [corporate tax in Victoria](https://www.everstonecpa.com/corporate-tax-accountant-victoria) covers that side.

For [bookkeeping in Victoria](https://www.everstonecpa.com/bookkeeping-victoria), the same fixed-fee approach applies to the monthly work behind the return.

People who also need [GST filing in Victoria](https://www.everstonecpa.com/gst-hst-filing-victoria) or [year-end statements in Victoria](https://www.everstonecpa.com/financial-statements-victoria) can have both quoted together.

Common questions

## Victoria personal tax questions

**Can we split pension income?**

Generally up to half of eligible pension income can be allocated to a spouse by an election on the return. What qualifies as eligible pension income is narrower before age 65 than after it, so the answer can be no this year and yes the next. [Ask about your case →](https://www.everstonecpa.com/quick-question)

**I am self-employed. When do I actually pay?**

April 30, even though you have until June 15 to file. Interest runs from May 1 on anything outstanding, which is why filing in June with a balance owing often costs more than expected.

**Do I report the suite downstairs?**

Yes, whether or not there is a written lease. A reasonable share of mortgage interest, property tax, insurance, utilities and repairs is deductible against it, apportioned by the space rented.

**I moved to Victoria partway through the year. Which province taxes me?**

The province you were resident in on December 31. A move to Victoria in October means you file as a British Columbia resident for that whole tax year.

**Why is my RRSP room smaller than I expected?**

Usually a pension adjustment. Membership in a registered pension plan reduces the following year’s contribution room, so the figure to rely on is the limit on your latest notice of assessment rather than a calculation from income.

**Do you have a Victoria office?**

No. EverStone works online and prepares Victoria personal returns remotely. Slips are uploaded securely, the draft is reviewed on a call, and the return is e-signed and filed electronically.

**What does a personal tax return cost in Victoria?**

The fee is the same in Victoria as anywhere else EverStone works. A basic Victoria T1 is from $125. A self-employed return with schedules usually falls in the $275 to $500 range. You have the fee in writing before we begin. [See the published fees](https://www.everstonecpa.com/pricing).

**Do you work with businesses outside Victoria itself?**

Yes. Saanich, Langford, Oak Bay, Esquimalt and the Westshore are served remotely exactly as Victoria is, through video, phone, email and a secure upload link, at the same fixed fees.

## Who this is for, and who it is not

This is for a Victoria household whose return has more than one source: a pension, contract or self-employed work, a rental suite, investments, or a year that included a move or a sale. A lone T4 with nothing else does not need us, and free software will do the job; we will say so. Everything else is priced from the [published fixed fees](https://www.everstonecpa.com/pricing).

## What happens when you get in touch

A Victoria return goes through three steps, all remote, and the fee is set before preparation.

- **Thirty minutes, free.** We go over pensions, suite income, contract work and what the CRA already has. You receive a written fee.

- **Slips gathered on your behalf.** With [CRA authorization](https://www.everstonecpa.com/forms/aut-01) we download the T4A and other slips filed under your SIN. You send only what the CRA does not see, such as suite expenses.

- **Reviewed together, then filed.** We explain the result, including any pension split, before the return goes in, and note what to change for next year.

[Send an enquiry](https://www.everstonecpa.com/book-online), or [ask one question](https://www.everstonecpa.com/quick-question) and a CPA will reply.
