For Lenders. Statements Underwriters Accept
Reviewed by EverStone CPA · August 2026
Quick answer: Mortgage brokers, commercial lenders and equipment financers send us self-employed and incorporated applicants whose deals are stuck on the accounting: missing year-ends, statements the underwriter will not accept, or a T2 that has not been filed. We produce what underwriting actually needs — properly prepared compilation engagements — on deal timelines. When clients need financing, the referral goes to brokers and lenders who send work here. No fees either way.
The file that stalls, and why
Self-employed applicants stall for accounting reasons: the year-end nobody filed, owner pay structured as dividends the calculator did not warn them about, statements prepared by nobody in particular that an underwriter reads as fiction. None of that is fixed by resubmitting. It is fixed by a CPA producing the missing pieces properly — which is a defined engagement with a date, not an open-ended hope.
What we produce for a deal
- Compilation engagements with the professional standards behind them — what “accountant-prepared statements” means when a lender says it. What they are and are not is set out here, honestly.
- Overdue filings, sequenced — catch-up scoped as a one-time job with a stated finish date your deal timeline can rely on.
- A straight answer fast when the honest answer is that a file cannot be made lendable this quarter. Brokers value the fast no more than the slow maybe.
What flows back
Owner-managed clients buy buildings, trucks and competitors, and they ask us who to call. We do not broker; we refer — to the brokers and lenders whose stuck files we unstick. Same logic as every partner page on this site: reciprocity, no fees, incentives you can explain to a compliance officer.
