Realtor accountant in Vernon

A North Okanagan realtor might show a condo downtown in the morning, a lakefront home at Okanagan Landing at noon and an acreage near Armstrong by evening. Income arrives in uneven commission cheques, and the car does a lot of the work. EverStone works with Vernon-area realtors and personal real estate corporations remotely, at fixed fees.

Quick answer: A Vernon realtor reports commission income on a T2125, or through a personal real estate corporation (PREC), which BC permits. Most realtors register for GST once commissions pass $30,000 in four consecutive quarters, and vehicle costs need a log. EverStone prepares realtor returns and PREC filings remotely. A self-employed realtor’s T1 with schedules is commonly $250–$450.

Realtor tax returns for Vernon agents are commonly $250–$450 for a self-employed T1 with its T2125; a PREC adds a T2 quoted after a free consultation, and bookkeeping starts from $300 a month. The file covers GST and its input tax credits, the CCA schedule for the vehicle, any T4A slips from the brokerage, and RRSP or salary planning.

Commission income, and when it counts

Commissions are earned when a deal closes, not when the listing is signed. A sale that firms in December and completes in January usually belongs to January. In a market where spring and summer carry most of the listings and sales, that cut-off can move a meaningful amount of income between years. The brokerage statement, any T4A slip it issues and your own records should all agree before filing.

Uneven income also brings instalments. If the tax owing goes over $3,000 in the current year and either of the two previous years, the CRA asks for quarterly payments. A strong first year often produces the request in the second. Setting aside a share of every commission cheque avoids a large April bill. The tax instalment calculator estimates the payments.

Referral fees paid to or received from other agents are income or expenses like any other, and they need the same paper trail. So do commission splits within a team. When a team leader receives the full commission and pays out shares, the books should show the gross amount in and each payment out, not just the net. That keeps GST right on both sides and makes any T4A slips agree.

GST on commissions

GST registration becomes mandatory once taxable sales pass $30,000 in four consecutive calendar quarters, and most full-time realtors cross that line. Once registered, you charge 5% GST on commissions and claim input tax credits for GST paid on business costs: the vehicle, marketing, phone, desk fees and board dues. A realtor with modest costs may find the Quick Method simpler. The Quick Method versus regular calculator compares the two, and GST registration covers the steps.

The personal real estate corporation

BC allows realtors to earn commissions through a PREC. The corporation pays tax at the small business rate on active income, and you pay personal tax only on what you take out as salary or dividends. That makes a PREC useful when commissions run well past what you live on. It also brings a T2, a separate bank account, payroll or dividend slips, and stricter bookkeeping. Commissions must be paid to the PREC by the brokerage, under the brokerage’s arrangement. See PREC accounting in BC.

Inside a PREC, the pay mix matters. Salary creates RRSP room and pays into CPP, with a T4. Dividends are reported on a T5 and carry a dividend tax credit instead. The salary versus dividends calculator gives a first comparison.

The car does the work

Few jobs put on kilometres like real estate across the North Okanagan. Showings stretch from Lake Country to Enderby, rural listings need site visits, and acreages are rarely on the way to anything. The business share of fuel, insurance, repairs and CCA is supported by a log of business and personal driving. Without one, the claim is easy to challenge. A vehicle owned by a PREC raises taxable benefit questions for personal use. The mileage and vehicle log keeps the record, and the vehicle benefit calculator covers the PREC case.

Marketing, desk fees and the home office

Listing photography, signage, online advertising, staging, client gifts, board and association dues, and brokerage desk fees are all business costs. Meals with clients are partly deductible. A home office can be claimed when it is where you mainly work or where you regularly meet clients. Keeping each category in its own account makes the T2125 or the PREC statements straightforward. Advertising and promotion deductions covers the limits.

Your own properties

Realtors often own a rental or two, and the North Okanagan has its share of cabins and recreational lots. Rental income goes on a T776. A property bought and sold quickly can be treated as business income rather than a capital gain, and a realtor’s own trades get more scrutiny than most. Selling a home or cabin is reported on the return even when the principal residence exemption covers it. Accounting for real estate investors covers the investor side.

Remote, from Abbotsford

EverStone is a one-CPA firm based in Abbotsford, serving Vernon realtors remotely. There is no Vernon office. Brokerage statements, receipts and mileage logs come through a secure upload link, questions are answered by email, and returns are signed electronically. That fits a working week spent in the car between showings.

Records matter more than usual in real estate. Commission statements, trade records and mileage logs should be kept for six years, and the CRA does ask realtors for them. A tidy file turns a review letter into a short reply rather than a month of digging. If one arrives, send it to the same CPA who filed the return.

Common questions

Vernon realtor accounting FAQ

Should I set up a personal real estate corporation?+
It usually makes sense when commissions run well past what you need to live on, so income can stay in the PREC at the lower rate. Below that point, the extra filings can cost more than they save. Ask about your case →
Do I charge GST on my commissions?+
Once you are registered, yes. Registration is mandatory after taxable sales pass $30,000 in four consecutive calendar quarters, and you then claim input tax credits on business costs.
A deal firmed in December and closed in January. Which year is it?+
Usually January, the year the commission was earned on completion. The brokerage statement and your records should agree on the date.
Can my PREC own my car?+
It can, but personal use of a company-owned vehicle creates a taxable benefit. Many realtors keep the car personally and have the PREC reimburse business kilometres instead.
Does EverStone have a Vernon office?+
No. EverStone works virtually, from Abbotsford, and serves Vernon realtors remotely by email, video meeting and a secure upload link.
What does an accountant cost for a Vernon realtor?+
Vernon businesses pay the same published fees as everyone else. Monthly bookkeeping starts from $300 a month and a personal return from $100; a corporate return is quoted after we review your enquiry. A single question can go to a 45-minute Advice Call, a flat fee of $200 + GST. Every fee is fixed in writing first. See the published fees.
Do you work with realtors outside Vernon itself?+
Yes. Realtors in Coldstream, Lake Country, Armstrong, Enderby and the rest of the North Okanagan are served the same way as those in Vernon, remotely and at the same fixed fees.

Who this is for, and who it is not

This suits a Vernon realtor working on commission, with or without a PREC, who wants the return right, GST filed and a clear answer on incorporating. It also suits a realtor with a rental or two on the side. A brokerage with staff, trust accounts and its own audit needs more than a one-CPA practice. For anything short of that, the fee is agreed before work starts.
