Farm accountant in Lethbridge

Around Lethbridge, irrigated cropland grows wheat, barley, canola and a long list of specialty crops, while Lethbridge County carries some of the largest feedlots in the country alongside dairy, hog, poultry and greenhouse operations. Each kind of operation reports farm income under rules no other industry gets.

EverStone is an agriculture accountant and a Lethbridge small business accountant, serving farms, feedlots and ranches across the region remotely at fixed fees.

Quick answer: Farms around Lethbridge can report income on the cash method. Most farm products, such as grain and cattle raised for food, are zero-rated for GST, so a farm charges no GST on them but can still claim input tax credits on its costs. Qualified farm property can qualify for the lifetime capital gains exemption and pass to a child on a tax-deferred rollover. An incorporated farm files the Alberta AT1 as well as the T2.

For a one-owner Lethbridge-area farm corporation, monthly bookkeeping, payroll and the year-end T2 with statements usually cost from $450 to $650 a month all-in. The year-end covers the T2 with Schedule 1 and Schedule 50, the CCA schedule, the small business deduction, T4 or T5 slips for the owner’s pay, the instalments for the year ahead and the Alberta AT1.

The agriculture accounting page covers the farm income rules in more depth. For passing the operation on, read the farm succession and rollover guide alongside this page.

The cash method, and when inventory still matters

Farming income can be reported on the cash method: income when you are paid, expenses when you pay them. For a grain farm that sells from the bin over two calendar years, a cow-calf operation that holds calves over winter, or a specialty-crop grower paid on a processor’s schedule, that lets you choose when sales land. Deferring a cheque into January, or prepaying inputs in December, moves income between years.

The flexibility has limits, and they bite hardest on feedlots. If a farm shows a loss for the year, a mandatory inventory adjustment adds back the value of purchased inventory on hand, up to the amount of the loss. A feedlot that buys feeder cattle in the fall and has not sold them by year-end can hold a large value of purchased inventory, so a cash-method loss produced by heavy purchases is partly reversed. An optional inventory adjustment can also be used to add income in a low year and smooth the result. Both depend on a year-end inventory record of cattle, grain and feed, so keep one even on the cash method.

Equipment, irrigation and buildings

A combine, a sprayer, a pivot, a feed truck or a new shop is claimed through capital cost allowance by class, not written off in the year of purchase. Irrigation farms carry more equipment than dryland ones: pivots, pumps, pipe and the power to run them, each with its own place on the CCA schedule. Timing a purchase before or after the year-end changes the first-year claim. Trading in a machine can bring recapture if the trade value exceeds what is left in the class. Keep the bill of sale and the trade-in value together, because both go on the schedule.

Land is not depreciable, but the buildings, bins and fencing on it are. When land and buildings are bought together, the purchase price needs allocating between them, and that allocation should be made at the time with reference to a reasonable valuation, not reconstructed years later at the point of sale.

Zero-rated sales, and GST refunds on your costs

Most basic farm products are zero-rated for GST: grain, oilseeds, and livestock raised for food, among others. Zero-rated means taxable at 0%, not exempt. A registered farm charges no GST on those sales but can still claim input tax credits on the GST it pays for fuel, fertilizer, feed additives, repairs, custom work and equipment. For many Lethbridge-area farms and feedlots, the GST return is a refund every period, which is why filing monthly or quarterly rather than annually is often worth electing.

Some sales are not zero-rated, such as horses sold for riding or custom work done for neighbours, and they carry 5% GST. Alberta adds no provincial sales tax on top. Refunds only arrive if you are registered and filing, so a farm under the $30,000 threshold often registers voluntarily. See GST filing in Lethbridge.

Quota, supply-managed farms and the farm corporation

Dairy and poultry operations in the county hold quota, which is a capital property with its own tax treatment and often the most valuable asset on the balance sheet after land. It moves with the rest of the farm in a rollover and can form part of qualified farm property. Larger operations are often incorporated, which brings the small business deduction — 11% combined on the first $500,000 of active business income in Alberta — and two corporate returns, the federal T2 and the Alberta AT1. Whether to incorporate at all, and when, is a decision with long consequences; sole proprietor or corporation sets out the trade-offs.

Land near the city: qualified farm property

Land on the edge of Lethbridge, Coaldale or Coalhurst can be worth more as future development than as cropland. When it sells, the gain can be large. If the land is qualified farm property, the gain can be sheltered by the lifetime capital gains exemption. Whether it qualifies turns on who owned it, for how long, and how it was actively farmed by you, your spouse, a child or a family farm corporation or partnership. The tests look back over years, not the day of sale. Review them before an offer arrives, not after. See the lifetime capital gains exemption guide.

Passing the farm to the next generation

Family farms around Lethbridge, Picture Butte, Raymond and Taber are often multi-generational, and the handover is the largest tax event most of them will ever have. Farm property can move to a child on an intergenerational rollover at a value you choose between cost and fair market value. That can defer the gain entirely, or use up the exemption on the way through. The rollover works for land, buildings and quota, for shares of a family farm corporation, and for interests in a family farm partnership. It depends on the property being used in farming and on the child being the recipient, with grandchildren and certain in-laws included in the family definition. Get the ownership structure right years before the handover. The succession guide covers the mechanics.

Acreages and the restricted farm loss

Plenty of land around the city is farmed by people whose main income is somewhere else: a professional with a few head of cattle, a hay field on a country residential parcel, a small greenhouse run beside a full-time job. If farming is not your chief source of income, alone or combined with another source, a farm loss may be a restricted farm loss. Only part of it can be deducted against other income each year, and the rest carries forward against future farm income. If farming has no reasonable expectation of profit at all, the loss is not deductible. Keep a business plan, separate accounts and records that show you are trying to make money, because that is what a review looks at.

Common questions

Lethbridge farm accounting FAQ

Can my farm use the cash method?+
Yes. Farming income can be reported on the cash method, which lets you manage when income and expenses fall. Inventory adjustments still apply in some years, so count inventory at year-end. Ask about your case →
How does the mandatory inventory adjustment affect a feedlot?+
In a year with a cash-method loss, the value of purchased inventory on hand, such as feeder cattle bought and not yet sold, is added back to income up to the amount of the loss. Heavy fall purchases therefore do not produce the full loss the cash figures suggest.
Do I charge GST on cattle and grain?+
Generally no. Most basic farm products, including grain and livestock raised for food, are zero-rated, so no GST is charged but input tax credits can still be claimed on your costs.
Should my farm register for GST if sales are small?+
Often, yes. A registered farm with zero-rated sales can recover GST paid on its inputs, which usually means a refund.
Will selling land near Lethbridge be taxed?+
The gain is taxable unless an exemption applies. If the land is qualified farm property, the lifetime capital gains exemption may shelter part or all of it. The ownership and use history decides it.
Can I transfer the farm to my son or daughter without tax?+
An intergenerational rollover can defer tax when farm property passes to a child, at a value chosen between cost and fair market value. Structure and use of the property decide whether it applies.
What is a restricted farm loss?+
A loss from farming where farming is not your chief source of income. Only part can be deducted against other income each year; the rest carries forward.
Do you work with farms outside Lethbridge itself?+
Yes. Farms around Coaldale, Coalhurst, Picture Butte, Raymond, Taber and across Lethbridge County are served the same way, remotely and at the same fixed fees.
