Surrey’s Small-Business Accountant — Without the Big-Firm Bill
Reviewed by EverStone CPA · July 2026
EverStone CPA works with Surrey’s builders, subcontractors and incorporated professionals — the EverStone team handles corporate tax, bookkeeping and CRA compliance at fixed fees you approve before work begins.
Quick answer: Surrey’s trades, construction and warehousing base means subcontractor classification and T5018 reporting are the two issues that catch incorporated businesses out most often. EverStone builds T5018 tracking into your bookkeeping from day one and reviews your subcontractor relationships for CRA risk — entirely online, at fixed fees quoted up front.
A CPA firm that keeps up with Surrey’s pace
Surrey adds businesses faster than almost anywhere in BC, and most of the owners who call us are somewhere between their first big contract and their first CRA review. We bring the books, T2 and GST/PST into one tidy system before growth turns into paperwork debt.
You deal with a Chartered Professional Accountant directly — not a rotating cast — with a fixed written quote after a free consult and answers all year, not just in April.

Built for how Surrey businesses actually earn money
Surrey is one of the fastest-growing construction and trades markets in the Fraser Valley, and with that growth comes one of the most common — and costly — mistakes we see incorporated contractors make: misclassifying subcontractors as employees, or vice versa. CRA looks at control, ownership of tools, chance of profit and risk of loss, and integration into your business, not just what the contract says. Get it wrong and you can be reassessed for unremitted CPP, EI and payroll deductions going back years, plus penalties and interest.
If you’re a general contractor or developer paying subcontractors for construction services, you also have a T5018 (Statement of Contract Payments) filing obligation to CRA. We build T5018 tracking into your bookkeeping from day one, rather than reconstructing a year of subcontractor payments the week before the deadline.
Surrey’s business base goes well beyond trades — Campbell Heights and Port Kells host a growing warehousing and distribution sector, the film and production industry has a real footprint here, and Surrey has one of the largest South Asian business communities in the province. Whatever your Surrey business looks like, you work with us the same way every client does — entirely online, by video call, e-signature and secure email, with fixed fees quoted up front.

Surrey’s business districts are not one market
Surrey is large enough that “a Surrey business” describes very little on its own. A Cloverdale contractor, a Newton retail operation and a Guildford professional practice run different books, face different questions and need different things from an accountant. What they share is scale of change: Surrey has been absorbing growth for years, and growth is what pushes an owner across the thresholds that trigger new obligations.
Those thresholds are worth naming, because crossing one without noticing is the most common expensive mistake we see. Passing $30,000 in taxable sales makes GST registration mandatory. Hiring the first employee starts payroll withholding, remittance schedules and T4 obligations. Passing $1,000,000 in BC payroll brings the Employer Health Tax into play. None announces itself.
Construction density and the subcontractor question
Construction is the single biggest slice of Surrey’s incorporated small business base, and it brings one issue that outweighs the rest: whether the people you pay are subcontractors or employees. Get it wrong and the payer — you — can be assessed for the CPP and EI that should have been withheld, plus interest and penalties, often across several years at once.
The CRA weighs control, ownership of tools, chance of profit and risk of loss, and integration into the business. A written contract calling someone a subcontractor does not settle it; the working relationship does. There is a full breakdown in our guide to subcontractor versus employee status for construction, and if you pay subcontractors for construction services you almost certainly owe T5018 slips the CRA cross-matches against their returns. See our Surrey contractor accounting page for how we handle those files.
Trucking, logistics and the corridor economy
Surrey sits on the freight corridor, and the transport businesses that come with it — owner-operators, small fleets, warehousing and distribution — carry their own accounting shape. Equipment is the dominant asset, so capital cost allowance classes and the timing of a truck or trailer purchase against year-end drive a real part of the tax outcome. Fuel, maintenance and per-diem treatment need consistent handling, and cross-border work adds zero-rated GST questions on international freight.
Realtors and the commission cycle
Surrey’s real estate activity supports a large population of incorporated agents, and commission income has a rhythm that catches people out: irregular, lumpy, and taxed on when it was earned rather than when it felt like it arrived. That makes instalments, GST on commissions and a deliberate owner-compensation plan more important than in a business with steady monthly revenue. Our Surrey realtor accounting page covers the specifics.
Working with a Surrey accountant based in Abbotsford
We are an Abbotsford firm and the whole engagement runs online — which, given Surrey traffic, most clients treat as the feature rather than the compromise. Documents upload securely, meetings happen by video around job sites and showings, and returns are approved by e-signature. Fees are fixed and quoted in writing before work starts.

Newton, Cloverdale, Guildford and Port Kells
Surrey is large enough that its business districts behave like separate markets. Port Kells and the Campbell Heights area carry industrial, logistics and distribution; Cloverdale mixes trades with agricultural edges; Newton and Guildford are dense with service businesses, retail and professional practices. A Surrey accountant working across all of it sees a wider range of file types than anywhere else in the valley.
The common thread is scale and speed. Surrey businesses tend to grow faster than their processes, which is why the most useful thing we do for many of them is not the return at all — it is getting the bookkeeping, payroll and subcontractor reporting onto a footing that will survive the next stage of growth.
The logistics corridor and what it demands
The concentration of warehousing, distribution and transport around Port Kells and the highway corridor brings a specific set of accounting requirements: equipment on the balance sheet, drivers and warehouse staff on payroll, subcontracted carriers alongside them, and a classification question attached to every one of those relationships.
Payroll is where growing logistics businesses most often trip, because remittance frequency is set by your withholding and it changes as you add people — so the schedule you started on is frequently not the one you are on. Penalties attach to the deduction rather than the tax, which makes a missed date disproportionately expensive.
Working with a Surrey accountant, online
EverStone is based in Abbotsford and works with Surrey businesses entirely online — which, given what a weekday drive across Surrey costs in time, is usually the feature owners appreciate most. Video calls, secure upload, e-signature, no office visit.
The fee is fixed and agreed before any work begins, so the questions that actually change outcomes — before a hire, before a purchase, before signing a subcontract — get asked at the point they are still useful.

Two of the most common questions from Surrey owner-managers: whether you can put a spouse on the payroll, and how a corporation claims home office expenses.
Services in Surrey
Two service pages go deeper for Surrey: personal tax (T1) for incorporated owners in Surrey. Both are handled remotely from the Abbotsford office.
Two obligations come up often enough with Surrey businesses to have pages of their own. If you employ anyone, payroll services in Surrey covers accelerated remittance schedules as a payroll grows. If you charge sales tax, GST/HST filing in Surrey covers GST timing on deposits and progress billings.

What Surrey businesses actually look like
Surrey has 24,124 business locations with employees. The largest single sector is construction at 4,682 of them — roughly 19 in every 100 — followed by professional and technical services at 2,212. That mix is why so much of the work here involves holdbacks, subcontractor reporting and equipment costs.
These are locations with employees; businesses with no payroll are counted in a separate table and are not included.
